The Mandate follows a disciplined and diversified investment approach, emphasizing the broader Living and Warehousing investment themes. These themes encompass the most resilient subsectors in North America, while targeted opportunities in traditional real estate sectors office & retail provide solid cyclical and risk-adjusted returns. We actively manage our portfolio through strategic acquisitions and divestments, leveraging local expertise to optimize long-term performance. We combine investments in growth markets, tech hubs, and next-tier cities with a base portfolio of investments in supply-constrained gateway markets. In this way, we align with fundamental demand drivers such as population growth, demographic shifts, urbanization trends and supply & demand imbalance. 
 
The Mandate follows an integrated approach, investing in both non-listed and listed real estate. The ability to invest through different structures - funds, programmatic joint ventures, club deals, and listed vehicles - enlarges the opportunity set, contributes to relative outperformance, and provides liquidity through market cycles. 
 
Environmental practice is integrated into our strategy, though our firm believe is that this contributes to financial outperformance in the long-term. We actively engage with managers to enhance sustainability efforts through decreasing (operational) cost ánd increasing value, while integrating the Science Based Targets initiative (SBTi) where feasible.
