
Bouwinvest Hotel Fund acquires sustainable 231-room hotel in Glashaven, Rotterdam

The Bouwinvest Hotel Fund has acquired a 231-room hotel from Foruminvest. The hotel, which is being converted from a former office building, is located in Rotterdam's Glashaven district. The hotel will focus on business travellers and tourists and will operate under the international Ruby Hotel brand.
Rotterdam attracts close to 1.5 million visitors annually, making it the second-largest hotel city in the Netherlands. With the acquisition of this hotel, the Bouwinvest Hotel Fund is responding to the growing demand for high-quality accommodation and the increasing number of visitors to Rotterdam.
Bas Jochims, Fund Manager for Dutch Office & Hotel Investments, explains: “This acquisition in Rotterdam is in line with our strategy of protecting financial performance through both geographical diversification and the diversification of our operational partners. In addition, following its transformation, the building will meet strict sustainability standards.”
Upon completion, the hotel will receive a BREEAM-NL New Construction and Renovation Excellent label, confirming the high level of sustainability that is being pursued. The building has been designed in such a way that it will be able to meet the targets of the Paris Climate Agreement during its operation. For instance, it is connected to district heating, is completely gas-free and has solar panels on the roof. The hotel is scheduled for completion in July 2026.
