Bouwinvest Office Fund strengthens portfolio with acquisition of FIRST Rotterdam

The Bouwinvest Dutch Institutional Office Fund has acquired the multi-tenant FIRST office building in Rotterdam from Union Investment. The property is located in a prime mixed-use area in the Rotterdam Central District (RCD) and comprises approximately 39,000 m² of office space, over 150 m² of retail space and 182 underground parking spaces. The building is fully let to sixteen tenants, including Robeco, NautaDutilh and Rabobank.

The acquisition of FIRST is fully in line with the Office Fund’s long-term strategy. Bas Jochims, Fund Manager at Bouwinvest, commented: “FIRST expands our exposure to multi-tenant assets at prime locations. It is a modern office building that is a good fit with the fund’s risk profile; it offers excellent accessibility, is fully let and aligns with our sustainability criteria, including our Paris Proof ambitions.”

Strategically located in the heart of the city

FIRST is located at Weena 760, directly opposite Rotterdam Central Station. The location offers access to a wide range of amenities: restaurants, hotels, shops, sports facilities, and cultural venues are all within walking distance. The building is easily accessible by both public transport and car, with direct connections to Schiphol Airport and Rotterdam The Hague Airport. Designed in line with the highest sustainability standards, the building is on track to achieve BREEAM-NL In-Use Excellent certification following some minor adjustments.
