The homes, which are being built in line with the municipality of Haarlemmermeer’s mid-rental segment regulations, are located near the amenities of Hoofddorp city centre, with shops, supermarkets and other amenities all within walking distance. The Haarlemmermeerse Bos park and recreational area is also nearby, which means residents have easy access to both urban conveniences and green spaces. Accessibility is also excellent: public transport is within easy walking distance, the A4 and A5 motorways can be reached within minutes, and major cities such as Amsterdam and The Hague are just a short drive away.
The apartments vary in size from compact to more spacious homes and are primarily suitable for one-person and two-person households. The project will also boost the sustainability of the Residential Fund’s real estate portfolio, as the homes will come with an above-average (GPR) sustainability rating. The project also meets the Residential Fund’s strict CRREM targets.
Paul van Stiphout, Fund Manager Residential Investments, says: “This acquisition in Hoofddorp is a perfect fit with our strategy to add residential properties in the Holland Metropole region. The Bouwinvest Residential Fund traditionally invests heavily in the G5 cities, but due to pressure on the housing market in the larger cities, we are seeing a clear shift in demand to neighbouring municipalities. I’m particularly proud of the fact that we are adding almost exclusively mid-rental homes in this project.”
Ronnie Hondeveld, Holding Director at Vastbouw, says: “In the Nieuwe Noord project, we are not only creating new homes, but also building a future-proof living environment with the highest possible standards for both sustainability and quality. The collaboration with Bouwinvest underlines our shared ambition to make mid-rental segment homes accessible to a broad target group. On top of that, this deal will be a major boost for the sale of the owner-occupied homes in the project, which we are marketing under the name HONK Hoofddorp. We have now really put the whole project on the map.”
