Bouwinvest Residential Fund sells selected residential assets to Grouwels Vastgoed

February 10, 2026

The Bouwinvest Dutch Institutional Residential Fund has sold seven residential complexes to Grouwels Vastgoed. The transaction comprises a total of 579 apartments, three commercial units and 265 parking spaces, spread across several locations in the Netherlands. The sale fits within the fund’s active strategy, in which portfolio optimisation and Paris Proof objectives go hand in hand.

The sold properties are located in Amstelveen, Amsterdam, Groningen, The Hague, Zwolle and Maastricht. They mainly concern free-market rental homes in residential areas with good accessibility and proximity to amenities. The portfolio is being acquired by Grouwels Vastgoed, a reputable, long-term oriented party in the Dutch residential market.

The Residential Fund applies an active approach to portfolio management, continuously assessing which assets continue to contribute optimally to long-term returns, risk management and sustainability. Selective divestments create room to rejuvenate the portfolio and better align it with changing demand. By deliberately reallocating capital, the Residential Fund is working step by step towards a residential portfolio that is Paris Proof by 2045 and remains competitive.

Paul van Stiphout, Fund Manager of the Bouwinvest Residential Fund: “We actively steer towards a portfolio that delivers returns over the long term for both our investors and the built environment. This requires making sharp choices: we want to contribute to quality, sustainability and future resilience. That also requires new capital and a more attractive investment climate.”

Richard Dohmen, Managing Director of Grouwels Vastgoed: “With this acquisition, we underline our ambition to invest family capital sustainably and across generations in Dutch residential property. At the same time, we provide institutional investors such as Bouwinvest with the liquidity and flexibility to optimise their portfolios and create room for new development.”

The released capital will remain actively invested in the Dutch residential market. Recently, the Residential Fund invested, among other things, in 933 newly built homes in Amsterdam, 273 homes in a transformation project in Zoetermeer, and 156 apartments in Schiedam.

Capital Value acted as commercial advisor on the transaction. Houthoff served as legal advisor.
