Bouwinvest Residential Fund takes next step in portfolio optimisation in Diemen

January 27, 2026

The Bouwinvest Dutch Institutional Residential Fund has taken a further step in optimising its residential portfolio in Diemen. As part of this process, several residential complexes have changed ownership and were acquired by Urban Interest. The transaction comprises a total of 236 apartments and 244 parking spaces.

With the proceeds from this transaction, the Bouwinvest Residential Fund continues to pursue active portfolio management, focused on both rejuvenating and optimising the existing portfolio and on targeted reinvestment in new residential assets that meet current and future housing demand. Examples include investments in a range of residential projects in locations with structural demand, such as the recent Terra Nova development in Zoetermeer and Eleven Square in Amsterdam. In this way, the fund combines the deliberate rotation of existing assets with investments in high-quality housing in locations with long-term housing demand.

Attractive residential locations in the region
The sold properties are located in well-accessible areas in Diemen-Noord, primarily in residential neighbourhoods with amenities, public transport and arterial roads towards Amsterdam within close reach. The complexes are situated near the Amsterdam–Rhine Canal and the A1/A10 interchange, with a direct train connection to Amsterdam Central Station within walking or cycling distance. The majority of the apartments, built between 1991 and 1993, are in the free-market rental segment. Some of the apartments are equipped with solar panels and energy-efficient installations.

Capital Value acted as commercial adviser and Houthoff as legal adviser to Bouwinvest in this transaction.
