Bouwinvest: Senior Living Impact Fund buys first asset in Uithoorn from Gaudium Real Estate

The Senior Living Impact Fund, which Bouwinvest manages on behalf of institutional investors, has acquired the Grote Lijster project in Uithoorn from Gaudium Real Estate. The fund is open to institutional investors and this transaction marks its first acquisition.

The fund invests in assisted living, private residential care and intramural care complexes right across the Netherlands. The Grote Lijster new-build project is a private residential care complex that will provide 42 homes for seniors who require more intensive care due to conditions such as dementia. Care provider Kloek Wonen met Zorg has signed a long-term lease contract for the new residential care complex.

Contractor Pleijsier Bouw will shortly start construction work and is aiming to deliver the building fully turnkey in early 2027. The complex will achieve an above-average sustainability score according to the GPR, CRREM, BREEAM and BENG standards. Gaudium Real Estate was assisted in this transaction by Capital Value (commercial) and CMS (legal).

Bouwinvest announced at the recent PROVADA real estate trade fair that the first four institutional investors had agreed to invest € 130 million in the newly established Senior Living Impact Fund, an investment fund that focuses on high-quality and sustainable senior housing in the Netherlands. With clear impact goals and measurable KPIs, the fund will help to solve social challenges while simultaneously striving for stable long-term returns. The fund is open to institutional investors.

Maya Savelkoul, Fund Manager of the Senior Living Impact Fund, says: “The Dutch government estimates that the Netherlands will need 290,000 additional care-suitable homes by 2030. This is an urgent task to which the investors in this fund are making a concrete contribution. With projects such as De Grote Lijster in Uithoorn, we want to continue to expand in the coming years and serve even more institutional investors.”
