First major sustainable office in Eindhoven in 22 years: Edge delivers 25,500 m² to Bouwinvest, already 80% let

European real estate developer and investment manager Edge has delivered the 25,500 m² EDGE Eindhoven office building to the Bouwinvest Dutch Office Fund. The institutional investment manager acquired the sustainable, circularly designed building directly adjacent to Eindhoven Central Station in 2024 and is now its owner and landlord. At completion, 80% of the space has already been let to tenants including Deloitte, ING, Boels Zanders, WD-40, Sweco and AKD. In addition, EDGE Workspaces, Edge's flexible workspace concept, provides flexible office space within the multi-tenant building. Tenants received their keys this week and can move into their spaces in phases. From December, the building, including the entrance and shared amenities, will be fully operational. It is the first large-scale new-build office development in Eindhoven since 2003 and the Bouwinvest fund's first office investment in the city.

The high occupancy rate at completion illustrates a structural divide in the Dutch office market. The rise of hybrid working is reducing space requirements per tenant, which is driving up vacancy in less desirable locations. At the same time, demand for scarce prime locations is growing. Companies are leasing fewer square metres, but are willing to pay a higher price for high-quality office space that helps them attract and retain staff.

Bas Jochims, Fund Manager Dutch Office Investments at Bouwinvest, says the market is splitting: "The presence of major tenant names at opening confirms our earlier assessment: the demand is there when three conditions are met: a location at an attractive public transport hub, demonstrable sustainability performance and a level of amenities that genuinely draws employees to the office. EDGE Eindhoven fully meets these criteria, and that pays off for our investors, the tenants and their employees alike."

EDGE Eindhoven has been designed to meet that demand. The building has ten floors arranged around a publicly accessible atrium, with a restaurant, meeting facilities, a coffee bar, an event space, a gym and a green pocket park. The office section offers parking for approximately 200 cars and more than 600 bicycles, with ample charging points. Roof terraces have been created on several of the roofs, and the building has been designed with daylight and views over the city in mind.

In terms of sustainability, the building is aligned with the Paris Climate Agreement and is targeting BREEAM Excellent and WELL Core & Shell Gold certification. More than a quarter of the building materials used are circular, recycled or recyclable. In addition, the water system is designed to save up to 40% on drinking water, and collected rainwater is used to irrigate the roof terraces, green walls and the pocket park. The solar panels also deliver energy savings of at least 30%.

For Bouwinvest, spreading the building across multiple tenants also provides explicit risk management. The tenant mix (ranging from financial services and legal to engineering and industry) spreads letting risk across sectors and lease terms. The fact that the building was already around 80% let at completion, despite not being available for physical viewings for most of the construction period, is for the fund the most concrete signal that demand for this segment is strong.

The office building was developed by Edge and constructed by VOF Lichthoven, a partnership between VolkerWessels companies Van de Ven Tilburg and Jongen. MVSA Architects was responsible for the design. The project also includes a residential tower, to be completed at a later stage, with 175 private-sector rental apartments – an investment by a.s.r. real estate – connected by a publicly accessible pocket park designed by landscape architecture firm ZUS.
