GRESB assessment confirms integration of ESG into Bouwinvest’s investment and operational management

Bouwinvest Real Estate Investors’ ESG approach is embedded in the way the organisation makes investment decisions and manages its portfolios. The 2026 GRESB benchmark confirms this: all participating funds once again achieved the maximum five-star rating.

Above all, this outcome says something about the underlying structure. GRESB assesses globally how real estate funds integrate sustainability into areas including governance, risk management, targets, tenant engagement, certification and the quality of energy and emissions data. The methodology centres on whether an investor is able to steer its portfolio on ESG. That is precisely where the value lies for Bouwinvest: reliable data, clear responsibilities and consistent reporting make it possible to treat ESG not as a separate sustainability track, but as an integral part of investment practice.

This integration stems from an explicit ESG Investment Belief. Timothy Prescott, ESG Manager at Bouwinvest: "We assume that a market correction for carbon will take place within our investment horizon. That is why we are investing in CO₂ reduction and climate resilience today. This result shows that we have the organisation, data and processes to execute that strategy."

In practice, this translates into concrete management. Bouwinvest uses the CRREM pathways for energy use intensity (EUI) and greenhouse gas (GHG) emissions to gain insight, at fund and building level, into the measures needed to move portfolios towards the Paris climate goals, weighing costs, returns and effectiveness against each other. Progress is monitored through a rolling forecast and adjusted where necessary. The benchmark also shows where collaboration between ESG, fund management and asset management works well and where further improvement is needed.

GRESB assesses sustainability performance against the standards the market applies today. Bouwinvest’s ambition goes one step further: the organisation expects the carbon performance of buildings to be priced into valuations and transaction prices within its investment horizon, whereas today it carries only limited weight. Anticipating this is a fiduciary consideration: it limits the risk of write-downs at a time when changing course has become costly.
