Stef Blok, Minister for Housing and Public Service was today presented with the research paper ‘Dutch residential investments in European perspective’.

The research is a unique initiative by eight housing investors whose aim is to focus international attention on the Dutch market. The paper demonstrates that the Dutch housing market is highly attractive for both national and international institutional investors.

While Dutch investors have long been active on the housing market, few foreign investors have discovered the opportunities on offer in the Dutch market. This was the motivation for eight housing investors to point out the country’s excellent investment prospects.

The research paper ‘Dutch residential investments in European perspective’, carried out by consultant Finance Ideas, demonstrates that the housing market in The Netherlands provides attractive investment opportunities for investors both national and international. House prices have fallen steeply in recent years while the rent levels have risen. This has greatly improved the initial returns on housing investments.

The demand for non-regulated rental dwellings has increased while the housing associations have increasingly turned their attentions to social rented housing. This has led to an increase in the availability of rental properties ideally suited to the needs of national and international investors. A European comparison has further revealed that the Dutch housing market offers good portfolio diversification opportunities.

Stef Blok, Minister for Housing and Public Service:
“There are increasing signs of a recovery in the housing market. I call on investors both at home and abroad to come forward to fill the gap on the non-regulated rental market. I foresee a steep rise in demand for these particular rental properties over the coming years.”

Henk Jagersma, Chair of IVBN:
“This research is the outcome of a unique collaboration. Eight Dutch housing investors have joined forces to initiate the study. In our view the housing market in The Netherlands offers ample space and positive opportunities to attract foreign investors.”

Piet Eichholtz, Professor at Maastricht University and partner at Finance Ideas:
“The housing market in The Netherlands offers investors excellent returns and can have a significant role to play in reducing the risks to pension funds; housing offers a very advantageous spread of risk as well as protection against inflation which outperforms all other categories of investment.”
