The Dutch Social Impact Real Estate Partnership, which Bouwinvest manages for the ABP and bpfBOUW pension funds, has acquired the Bison project with 75 new-build apartments in Maarssen from developer and construction firm Dura Vermeer Bouw Midden West. This transaction follows the partnership’s first residential acquisition in Rijswijk. Most of the homes (59) will be rented in the social and mid-rental segments and will be sustainable. Dura Vermeer developed the project and will build the new homes. Completion is scheduled for the fourth quarter of 2026.

The Bison project is focused on homes for starters in the housing market and one-person and two-person households. In addition to this, certain occupational groups, such as employees in healthcare, education, the police force, the fire service and the construction industry, will be given priority in the allocation of the homes. This offers working people in crucial professions the chance to live both affordably and centrally. And the location is ideal for this: close to the A2 motorway and just 300 metres from Maarssen train station, with excellent connections to cities such as Utrecht and Amsterdam. This makes the project accessible and attractive for people who want to live close to their work and local amenities.

The project will be rented out in the social and mid-rental segments. About 80% of the homes will be rented for less than € 1,000 per month, with the remaining homes rented for up to € 1,150 per month (price level 2024). The homes will be sustainable and energy-efficient upon delivery. The building will be equipped with a thermal energy storage system, which is linked to soil loops, solar panels and heat pumps. This will reduce the tenants’ housing costs and the project's carbon footprint.
