The Dutch Social Impact Real Estate Partnership, which Bouwinvest manages for the ABP and bpfBOUW pension funds, has agreed to acquire 249 affordable and sustainable new-build apartments in the centre of Rijswijk from ReShape Properties, acting on behalf of Beryllus De Terp Ontwikkeling. The project will be realised by construction firm Kondor Wessels Amsterdam B.V. and completion is expected in the fourth quarter of 2027.

This is the Dutch Social Real Estate Partnership’s first acquisition. Pension funds ABP and bpfBOUW announced in November 2023 that they were planning to jointly invest € 400 million in affordable rental housing. The aim of the ABP and bpfBOUW partnership is to realise housing for lower and middle-income households. The acquisition of the Prins and Prinses buildings, part of the Hof van Rijswijk project, is the Partnership’s first step in the addition of affordable housing in the mid-rental segment to the Dutch housing stock.

The apartments the Partnership has acquired have an average floor area of 63 m² and have been designed with a strong emphasis on sustainability and energy efficiency. The project has been awarded a BREEAM In-Use Excellent label. The homes are suitable for one-person and two-person households and starting families. Certain professional groups from the healthcare, education, police, fire and construction sectors will have priority access to the homes.
