Bouwinvest Retail Fund acquires Vredenburg 4 in Utrecht
The Bouwinvest Dutch Institutional Retail Fund has acquired the property at Vredenburg 4 in Utrecht. The acquisition supports the fund's strategy of investing in high-quality retail locations and sustainable real estate projects.
Vredenburg 4, situated in the heart of Utrecht, is leased to international retailer Pull & Bear, part of the Inditex Group (IXT Nederland B.V.). Originally built in 1900, the building underwent a full renovation in 2023, including a new façade, interior, and installations tailored to the tenant's requirements to meet modern standards. The property offers a total lettable floor area of 1,345 m² across four floors.
Sustainability and location
The property is located in one of Utrecht’s busiest and most prominent shopping streets, benefiting from excellent accessibility and close proximity to the Central Station and multiple parking facilities.
The property holds an energy label of A++ and is on track to achieve a BREEAM In-Use certification of 'Very Good,' aligning with Bouwinvest's ESG commitments. After the proposed upgrades, it will also meet CO2 reduction targets as outlined in the CRREM framework.
Strategic value
This acquisition strengthens the 'Experience' segment of the Bouwinvest Retail Fund’s overall portfolio. The property offers a stable, long-term income stream, supported by the enduring lease agreement with Pull & Bear.
