Bouwinvest Healthcare Fund acquires sustainable residential care complex in Ede from Gaudium Real Estate
The Bouwinvest Healthcare Fund has acquired a sustainable residential care complex in Ede from Gaudium Real Estate. The acquisition will involve the redevelopment of three (partly) listed buildings on the site of the former Elias Beeckman barracks in Ede. This project includes 60 residential units, consisting of 44 care studios and 16 care apartments. Kloek, an experienced Dutch care provider in elderly care and dementia care, has made a long-term commitment to this location and will provide the care in the buildings.

The residential care complex, located on the site of the former Elias Beeckman Barracks in Ede, consists of one new building with 16 care apartments and two existing buildings that will be renovated to create 44 private care studios. The Healthcare Fund’s acquisition will add care homes to the real estate market. The residential care complex is aimed at senior citizens who require intensive care, and it therefore responds to the growing shortage of suitable housing for this target group, a problem that is expected to increase in the coming years. Institutional investors, including Dutch pension funds, can play a crucial role in addressing this shortage of care homes and residential care complexes.
In addition, the acquisition will help to optimise the sustainability of the Bouwinvest Healthcare Fund’s real estate portfolio, including an improvement in the portfolio’s GPR score. The Healthcare Fund is targeting a score of 7.3 or higher for existing investments by 2026. It will also help the Healthcare Fund to achieve its Paris Proof goals, which include operating a gas-free and almost energy-neutral portfolio of properties by 2045. The project will deliver a significant reduction compared with the legal BENG 2 requirements, with a reduction of 50% for the new-build section and more than 20% for the renovated listed buildings.

Building contractor Van Grunsven recently started on the construction of the residential care complex and the project is scheduled for completion in the third quarter of 2026. Gaudium was assisted in this transaction by Capital Value (commercial) and CMS (legal).
