The Bouwinvest Retail Fund has acquired the newly developed supermarket property located in the Slenke Es development area in IJsselmuiden from Hesselberth Groep and H&R Groep. The investment involves a full-service supermarket with two additional retail units, suitable for everyday needs.

The total leasable floor area amounts to 2,044 m², of which 1,769 m² (including internal loading and unloading facilities) has been allocated to the supermarket and approximately 275 m² to the extra retail spaces. Collin Boelhouwer, Fund Manager of the Bouwinvest Retail Fund:

"The addition of this high-quality and sustainable supermarket perfectly aligns with the Convenience segment of our portfolio. The combination of a strong tenant (PLUS Vastgoed), a long-term lease agreement, and a sustainable building ensures stable income and contributes to the future-proofing of the Bouwinvest Retail Fund."

The building, completed in 2024, is provisionally awarded a BREEAM-NL In-Use Very Good certification and an A+++++ energy label. On the roof, 574 PV panels have been installed. Due to grid congestion, the PLUS operator has installed a battery to regulate peak consumption and ensure operational continuity. The PV installation is owned by Bouwinvest.

Strategic fund objectives

This acquisition aligns with the pillars of the Bouwinvest Retail Fund. The asset meets high standards in terms of location and accessibility, reinforcing the Convenience retail segment in the portfolio. With a 10-year lease agreement and a reliable supermarket organization as the tenant, this investment offers a solid and predictable income stream.
